When things go right, rental property can be a great investment and a great place to live.   When  things start to go wrong, it can make you broke and/or insane in a hurry.

Many of the problems that landlords and tenants have can be avoided by spending a little time and attention before moving in.  I can negotiate and draft rental agreements that make the obligations of the parties clear, and I can prepare other documents, like rent-to-own agreements, lease/purchase agreements and time payment contracts.

When a problem does come up, like a tenant who won't pay and won't leave, or a landlord who won't make necessary repairs, you need to protect your legal rights.  I understand the law of evictions and residential rentals in Kansas, and I've been practicing those skills since 1992. 

Generally, most cases involving landlords and tenants have to be filed in the county where the rental property is located.  Evictions are heard in Limited Actions Division, where the rules are slightly different from regular court.  Limited Actions Division is a real court, with real judges who make real decisions, however, and the best way to protect your rights and property is to have a real attorney working for you.
